One Seven Business Park debuts in Boerne, bolstering regional medical infrastructure

A significant milestone in Boerne’s healthcare expansion began roll‑out this summer with the launch of One Seven Business Park, a dedicated 40,000 sq ft medical and professional office campus. Situated at 5 Coughran Road, just off Interstate 10 and State Highway 46, the development is tailored for local medical specialists and business services, filling an urgent need in the rapidly growing Hill Country town.

Boerne, a northern suburb of San Antonio, has seen a surge in population over recent years, compounded by an increasingly older demographic. Amy Story, CEO of the Boerne Kendall County Economic Development Corporation, highlighted a gap in consistent, specialist‐level care: “Previously you’d have specialists that would come out to Boerne, maybe one day a week… and the rest of the time their practice would be serviced out of San Antonio.” The new business park aims to shift that paradigm by offering a full suite of medical office spaces, enabling local and even regional providers to serve patients on a full‐time basis.

Comprising five single‐story buildings across approximately 40,000 sq ft, the site is optimized for medical offices, diagnostics, and related professional uses. Core structures were completed in May 2025, with the interior shell available for tenant build‐outs immediately afterward. One building is currently undergoing a $120,000 interior fit‑out, scheduled for completion by September 2025. Units range from roughly 1,200 to nearly 10,000 sq ft, with leasing rates around $26 per square foot plus NNN expenses and tenant improvement allowances estimated at $30–50 per square foot.

With the fit‐out nearing completion later this year, the business park is expected to be fully operational by late 2025—within a classic speculative development timeline of roughly 12–18 months from shell completion.

Adjacent to One Seven, Baptist Health System is advancing plans for a new acute care hospital. After purchasing 23–24 acres in 2021 at the same Interstate 10/SH 46 intersection, the medical system is preparing a campus to include overnight beds, emergency services, outpatient diagnostics, imaging, and supporting physician offices.

Although earlier projections anticipated a late 2023 or early 2024 opening, recent local reporting confirms the land remains undeveloped as of July 2025. However, Baptist Health System reiterates its commitment to moving forward with the hospital project when market conditions allow.

The combination of medical offices and a hospital within minutes of Boerne will reduce frequent travel to San Antonio for specialist appointments. This infrastructure improvement is particularly impactful for older residents and families handling chronic health issues.

Local construction trades, administrative staff, and healthcare professionals will benefit from nearly 40,000 sq ft of new medical office space. The upcoming hospital is expected to generate additional healthcare jobs—ranging from clinical roles to facility management—along with ancillary economic stimulation for surrounding businesses such as retail, dining, and home services.

The project is part of a broader pattern of proactive investment in the San Antonio–Boerne corridor’s medical real estate. Notably, the One Seven development contributes to a localized medical office pipeline, with over 62,000 sq ft under construction across the region in Q1 2024—a market improvement after a previous construction lull.

Boerne’s healthcare landscape is evolving from intermittent specialist visits to full‐time, brick‐and‐mortar facilities. One Seven offers immediate, scalable space for outpatient services, while Baptist Health System’s future hospital campus offers a long-term anchor with inpatient and emergency capacity. Hospitals and clinics working in synergy foster an integrated healthcare ecosystem that can better meet demographic trends and patient needs.

By late 2025, patients in Boerne and Kendall County can anticipate a more complete and locally accessible medical experience: specialist appointments, imaging, outpatient procedures—right in town. And with the hospital build‐out still on track, the next few years stand to transform Boerne from a satellite to a regional health hub.
