New Boerne Medical Development Advances Access to Care in Growing Texas Town

As the population of Boerne continues to surge, so does the demand for accessible healthcare infrastructure. In response, a major medical-office project is taking shape in the fast-growing Hill Country town just northwest of San Antonio. The development, known as One Seven Business Park, is poised to significantly expand healthcare and commercial service capacity in the area.

Located off State Highway 46, the 40,000-square-foot complex spans five buildings and is designed to accommodate a mix of medical and professional tenants. Construction began earlier this year, with initial shell space becoming available in May. Interior build-outs are now underway, with full completion expected by September. Developers have indicated strong interest from a range of providers, from primary care physicians and specialty clinics to dental and therapeutic services.

The project represents a targeted effort to meet the healthcare needs of Boerne’s growing population, particularly among older adults and retirees who have moved to the area in increasing numbers. With limited in-town options for specialty care, many residents have historically needed to drive nearly 30 miles to San Antonio for routine medical visits, diagnostics, and outpatient procedures.

Amy Story, CEO of the Boerne/Kendall County Economic Development Corporation, emphasized the project’s importance. “This development helps reduce the gap in local healthcare services,” she said. “It ensures that residents can get the care they need without leaving their community, which is especially critical for those managing chronic conditions or mobility challenges.”

Adjacent to the new business park, the Baptist Health System is also laying the groundwork for a scalable acute-care hospital on a nearby 24-acre tract. Plans for the facility include overnight inpatient care, diagnostic imaging, outpatient procedures, and on-site physician offices. While still in the planning stages, the hospital is expected to complement the offerings at One Seven Business Park, creating a comprehensive healthcare corridor in Boerne.

This dual development reflects a broader trend across Texas, where suburban and exurban communities are investing in medical infrastructure to support population booms and shifting demographics. Kendall County, where Boerne is located, has consistently ranked among the fastest-growing counties in the state. U.S. Census estimates show the county’s population has more than doubled over the past two decades, with significant in-migration from nearby metro areas and retirees seeking scenic living with urban proximity.

Healthcare developers have taken notice. As smaller communities like Boerne transform into regional hubs, local leaders are working to ensure public services and amenities keep pace. Projects like One Seven Business Park also bring secondary economic benefits, attracting new businesses and generating construction and healthcare jobs.

“This is not just a real estate development—it’s a quality-of-life investment,” said a spokesperson for the One Seven project. “By bringing essential services closer to where people live, we’re building a more resilient and connected community.”

Local officials expect the new facilities will reduce pressure on overloaded urban hospitals and encourage additional investment in Boerne’s infrastructure, including transportation, housing, and retail development. With the town’s population projected to grow steadily over the next decade, the timing of the medical complex aligns with both current needs and future demand.

The One Seven Business Park and proposed hospital are part of a larger vision for Boerne’s future—one that prioritizes livability, access, and smart growth as the town transitions from a quiet suburb to a vital regional center.
